The process

How a conveyance runs with us

Every matter follows a tested process, so nothing is left to the last minute and you always know what happens next.

  1. Contract review or preparation

Buying: we review before you sign and flag the risks. Selling: we prepare the contract so the property can go to market.

  2. Exchange

We advise on deposit, cooling-off and conditions, then exchange contracts on terms that protect you.

  3. Between exchange and settlement

Searches, requisitions, adjustments and liaison with your bank — handled and reported to you as it happens.

  4. Settlement

Lodged electronically through PEXA with NSW Land Registry Services. You get the keys, or the proceeds, without paper-shuffling delays.

Common questions

Conveyancing FAQs

Should I get the contract reviewed before I sign?

Yes — especially at auction, where a successful bidder must exchange unconditionally on the day and pay the deposit immediately. Once exchanged, terminating for finance problems can mean forfeiting your deposit and being liable for the vendor's losses. A review before you bid or sign is the cheapest insurance in the entire transaction.

What's the difference between a lawyer and a conveyancer?

Both can handle a standard conveyance. The difference shows when something goes wrong — a finance failure, a dispute over the contract, a caveat on title. A law firm can advise on and act in those situations immediately, rather than referring you out mid-matter.

How quickly can you prepare a contract for sale?

We pride ourselves on short turnaround times. An agent generally cannot market a residential property in NSW until a contract is prepared, so we prioritise getting it done promptly — tell us your timeframe when you call.

What does conveyancing cost?

You'll receive clear costs disclosure before we start, as required for all NSW legal work — no surprises at settlement. Call us for a quote on your specific transaction.

We can’t thank Ash and his team enough — so professional, a wealth of experience and knowledge. We sold our home after 24 years to a developer who messed us around, and we had no understanding of what was going on. Thank goodness we had Ash on our side. We highly recommend Ash and his team.
